Why comparison should start with diagnosis
The most useful comparison is not between two totals but between two explanations of what is wrong and why. If several contractors independently identify the same defect and a broadly similar cause, that agreement is reassuring. If their conclusions differ significantly, it is worth understanding why before deciding on the basis of price alone — one of them may have seen something, or missed something, the others did not.
For small, clearly defined jobs, such as replacing a handful of storm-damaged slates that are visibly slipped, a single quotation from a contractor you already have reason to trust may be perfectly reasonable. For larger or less clear-cut work — a suspected structural issue, widespread wear, or a decision between repair and replacement — the value of a second opinion increases in proportion to the sum involved and the uncertainty in the diagnosis.
Making the comparison fair
A quotation that excludes scaffolding, waste removal or a guarantee will often look cheaper than one that includes them. Before comparing figures, check that each quotation covers the same scope of work, the same materials specification and the same practical inclusions, so the comparison reflects value rather than omissions. It can help to write out a simple table of the scope, materials, access, waste, payment terms, programme and guarantee for each quotation side by side, rather than relying on memory of separate conversations.
Be wary of using one quotation purely as leverage to negotiate another down without properly considering whether the scope and diagnosis are actually the same. Roofers can reasonably differ in price for legitimate reasons — different material specifications, different crew sizes, different scaffolding arrangements — and the cheapest figure is not automatically the best value once these are accounted for.
How many quotations is reasonable
There is no fixed rule, but two or three quotations for anything beyond minor repair work is a reasonable starting point for most homeowners. Gathering many more than that rarely adds proportionate value and can slow down urgent repairs unnecessarily, particularly where a roof is actively letting in water.
When a single quotation is enough
There are situations where seeking multiple quotations adds delay without adding much confidence. Where a roof is causing active water ingress, where the defect and remedy are visually unambiguous, or where you are working with a contractor whose previous work on your property you can already assess directly, moving ahead on a single clear, well-documented quotation is a reasonable decision rather than a corner cut. The purpose of comparison is confidence in the diagnosis and price, and that confidence can sometimes exist without a second quotation at all. What matters in every case is that the decision is made deliberately, rather than simply accepting whichever quotation happened to arrive first.
