Diagnostic-led chimney repair — from flashing failures to unsafe stacks.
Symptoms & warning signs
- Damp patches on the chimney breast in a bedroom or loft
- Cracked or missing flaunching around the pots
- Eroded, soft or missing mortar joints in the stack
- Lead flashing lifted, split, corroded or replaced at some point with mastic
- Vegetation, moss or staining growing on the stack
- A stack that is visibly leaning, bulging or shedding brick faces
- Fallen brick or mortar debris found on the roof or the ground
Inspection & diagnosis
Every quote begins with an inspection. Where a roof is inaccessible, complex or storm-damaged, we can carry out a drone inspection to capture imagery and annotated findings before recommending works.

Typical scope of work
- Close inspection of the stack, flaunching, pots, joints and flashings — by drone where access is unsafe
- Make-safe or take-down of an unstable stack where there is a risk to people below
- Renewal of flaunching and re-seating or replacement of pots and cowls
- Repointing of eroded joints in a mortar mix appropriate to the brick or stone
- Replacement of failed lead flashings, soakers and back gutters in the correct lead code
- Making good of the surrounding roof covering disturbed by the works
Timescale
Flashing and flaunching repairs are typically one to two days. Repointing a full stack usually takes two to three days. Anything requiring a rebuild takes longer and needs scaffolding and dry weather for the mortar to cure.
Guarantee & aftercare
Chimney work carries our written workmanship guarantee. We photograph the stack before and after — since you cannot inspect it yourself — and note the mortar mix and lead code used for future reference.
Project evidence
Chimneys are the part of a roof homeowners can never see. Every stack we work on is photographed close-up before, during and after, including the flashings and flaunching, so you have a record of exactly what was found and what was done.
