Symptoms & warning signs

  • Standing water still sitting on the roof more than 48 hours after rain
  • Blistering, rippling or bubbling across the surface of the covering
  • Splits or open seams, particularly at laps and around upstands
  • Damp staining on the ceiling below a flat-roofed extension, garage or dormer
  • Soft or springy areas underfoot, indicating a wet or failing deck
  • Perished, brittle or cracked material at the edges and around outlets

Inspection & diagnosis

Every quote begins with an inspection. Where a roof is inaccessible, complex or storm-damaged, we can carry out a drone inspection to capture imagery and annotated findings before recommending works.

Typical scope of work

  • Survey of the existing deck, falls, insulation and drainage before specifying a system
  • Strip of the failed covering and replacement of wet or damaged decking
  • Correction of falls so the roof drains to the outlet instead of ponding
  • Insulation upgrade to a warm-roof build-up where the structure allows
  • Installation of the chosen system — felt, GRP fibreglass or EPDM rubber
  • Upstands, drip trims, edge detail and outlet connections formed properly
  • Flashing and weathering where the flat roof abuts a wall or pitched roof

Timescale

Most domestic flat roofs — garage, extension, dormer or porch — are completed in one to three days. Larger or more complex roofs, deck replacement, or a warm-roof insulation upgrade extend that. GRP and some felt systems need dry conditions and a minimum temperature to cure, so we schedule around the forecast.

Guarantee & aftercare

Flat roofing carries our written workmanship guarantee plus the manufacturer's system warranty for the specific membrane installed, passed to you on completion. We explain what the roof needs from you — mainly keeping outlets clear — so the warranty stays valid.

Project evidence

Every job is photographed before, during and after the work, so you can see what was found, what was done and what it looks like finished — including the parts of the roof you cannot see from the ground. Those photographs are shared with you and, with permission, may be used as a case study.

After flat roof replacement: the same roof finished in seamless grey GRP fibreglass with crisp upstands, drip trim and correct falls.

Before and after — failed felt stripped, decking checked and replaced where needed, and a seamless system laid to falls. Illustrative of typical flat roofing work.
