Locate the underlying source of a leak before any repair is quoted or carried out.

Symptoms & warning signs

  • A damp patch that appears only in certain weather — driving rain or wind from one direction
  • Staining some distance from the actual defect, because water tracks along battens and rafters
  • Recurring damp that returns after a previous repair 'fixed' it
  • Damp around chimneys, dormers, valleys, rooflights or where a roof meets a wall
  • Musty smells or dark timber staining in the loft with no obvious hole

Inspection & diagnosis

Every quote begins with an inspection. Where a roof is inaccessible, complex or storm-damaged, we can carry out a drone inspection to capture imagery and annotated findings before recommending works.

Typical scope of work

  • Internal inspection of the loft space and affected rooms to trace the water path
  • External inspection of the covering, flashings, valleys, abutments and penetrations
  • Drone imagery where the roof is steep, high, fragile or otherwise unsafe to walk
  • Checks of guttering, downpipes and roofline where overflow is the real cause
  • Written findings identifying the probable source and any secondary defects
  • A repair recommendation scoped to the actual cause, not the symptom

Timescale

A leak investigation is usually a single visit of one to three hours depending on roof size, complexity and loft access. Intermittent leaks occasionally need a second visit in wet or windy conditions to confirm the source; we say so up front rather than guessing.

Guarantee & aftercare

Your report is yours to keep and to share with insurers, surveyors, buyers or managing agents. We will talk you through the findings, and we do not charge again to re-explain them. Where we later carry out the recommended works, our written workmanship guarantee applies to that work.

Project evidence

Findings are evidenced with dated photography, referenced to a roof plan or elevation so each defect can be located. Where drone imagery is used you receive the stills, and video where it helps explain the problem.
